In Walton County the Board of Tax Assessors sets values and handles exemptions, while the Tax Commissioner bills and collects. If you live in Monroe, your city property tax is on the same county bill.
Sets property values, handles assessment notices and appeals, and approves exemptions. The county page lists hours of 8:30 a.m. to 4 p.m. weekdays, but the assessors' qPublic site says 8 a.m. to 4:30 p.m., so call ahead.

Bills and collects property taxes and is linked from the county site as the Tax & Tag Office. Office hours are 8:30 a.m. to 4:45 p.m. weekdays. Check your bill for the due date.
Since 2016, Monroe city taxes are on your county tax bill, so you won't get a separate city bill. The city says the county due date is usually around November 15. Past-due taxes from 2015 or earlier are still paid at City Hall.

In Walton County you file for homestead in person with the Board of Tax Assessors. Walton voters approved local exemptions in 2003 that freeze the county value of a homestead, so file as soon as you've closed and moved in.
File between January 1 and April 1 for that year's taxes. You must own and live in the home on January 1. The county says you must file in person, not online. A late filing counts toward the next year.
The regular homestead exemption cuts assessed value by $4,000 for county and $2,000 for school taxes. Owners 65 or older on January 1 can exempt the house and up to 1 acre from Walton County school tax. You must reapply when you turn 65.
Covers veterans rated 100% disabled by the VA, totally disabled owners (with a physician affidavit and an income limit), and certain surviving spouses. Ask the assessors which documents you need.
The exemption renews automatically, but you must refile if a name is added to or removed from the deed, after a deed correction, or for a different exemption. Refinancing alone does not affect it.
The county posted its intent to opt out of the statewide HB 581 exemption for the county M&O tax. It said the local 2003 freeze is better for homeowners and that opting out would not raise tax rates. City and school taxes follow their own rules.
State overview of exemptions. It says homeowners can now apply after April 1, up to the end of their 45-day assessment-appeal window. Walton's pages still list April 1, so file early to be safe.
Qualifying farm or timber land can be taxed on its current use instead of market value under a 10-year agreement. Apply by April 1 and include a $25 recording fee. Breaking the agreement brings stiff penalties.
Your water provider depends on your address. Walton County Water serves most of the unincorporated county, while Monroe, Loganville and Social Circle run their own systems inside their service areas. Many rural homes have no public sewer and use septic.
Supplies drinking water to most of Walton County. To start service, bring a signed closing disclosure or deed showing the address, an application and a photo ID. There is a $5 fee and possibly a $100 or $250 deposit after a soft credit check. Open 8 a.m. to 4:30 p.m. weekdays.
Serves about 8,800 water customers from the Alcovy River and Briscoe Reservoir. Set up water, sewer, power and gas together through Monroe Utilities customer service, open 8 a.m. to 5 p.m. weekdays.
Apply in person at City Hall, since documents are no longer accepted by email. City trash service is set up at the same time. For after-hours emergencies, call 770-466-0911.
Service can't be set up online. Email or bring your lease or closing papers, the application and an ID for each person on the account. The water deposit is $100. The drive-thru is open 8 a.m. to 4:30 p.m. weekdays.
Septic permits, repairs and existing-system evaluations in Walton County go through Walton County Environmental Health, part of the Northeast Health District (District 10, based in Athens). For private well water testing, start with the UGA Extension office in Monroe.

Drop off well water samples Monday through Wednesday, 8:30 a.m. to 12:30 p.m. They are tested by UGA's lab. The office also takes soil samples and answers lawn and garden questions.
Walton County has several electric providers, and which one serves you depends on your exact address. City limits and co-op territories overlap, so confirm with the provider before closing.

Monroe and Social Circle run their own city gas systems. Elsewhere in the county, gas runs on Atlanta Gas Light pipes and you choose a certified marketer for billing. Many rural homes have no gas line and use propane.

The city supplies gas to more than 1,100 customers and requires a $200 deposit. Piping past the meter is the owner's responsibility. If you smell gas after hours, leave and call 911.

The unincorporated county has no curbside pickup. You either use the county convenience centers with official green bags or hire a private hauler. Monroe, Loganville, Social Circle and Walnut Grove provide or bill for trash service.
Six manned sites: Bold Springs, Good Hope, Gratis, Jersey, Whatley and Youth. They are open Monday, Tuesday and Thursday through Saturday, 9 a.m. to 7 p.m., and closed Wednesday and Sunday. Only official Walton County green bags are accepted for trash. Recycling is free.
Green bags cost $2 each and include disposal. Buy them at local stores or the recycling center. Disposal fees are paid in cash or check only.
Free recycling of cardboard, metal, electronics, motor oil and car batteries. Household trash costs $65 per ton, tires cost a fee, and mattresses are $10 each. It takes no yard debris and no paint or chemicals.

Internet options in Walton County vary street by street. Check your exact address on the FCC map first. Inside Monroe, the city sells its own fiber internet.

Most of the county is in the Walton County School District, which has Loganville, Monroe Area and Walnut Grove clusters. Social Circle has its own city school system, and a Social Circle mailing address does not guarantee you're in it. Check the exact address with each district's lookup tool.
Public schools for the county outside the Social Circle City Schools area. Each cluster has three elementary schools feeding one middle and one high school.

Register online, then provide a birth certificate, Georgia Forms 3231 (shots) and 3300 (eye, ear and dental), proof of residency, and an SSN copy or waiver. Kindergarten registration opens in March.
Separate city district. Proof of residency means a deed, lease or similar plus a utility bill dated within 30 days, and cell phone bills don't count. Register through the online portal.

Zone 5 is an area of Walton County covered by a shared agreement (2026–2031). Families there choose a district at the end of 5th and 8th grade. Ask your child's school how it applies.
Unincorporated Walton County handles zoning, building permits and code enforcement through Planning & Development. If you're inside Monroe, Loganville or Social Circle city limits, the city handles these instead. Check zoning before you buy land or plan a pool, guest house or shop.

Flood risk in Walton County is mostly along the Alcovy and Apalachee Rivers and their creeks, such as Big Flat and Little Haynes. Check the FEMA map for any property before you buy, and ask your lender whether flood insurance is required.
