Compare what the lender controls

Ask every lender for an official Loan Estimate. It's a standard three-page form, so the same costs land in the same sections on every one. On page 2, focus on Sections A and B and ignore the rest.

Compare these

  • Interest rate and loan program, for the same loan amount and term
  • Points: money you pay to buy a lower rate (Section A)
  • Origination, underwriting, processing and application fees (Section A)
  • Services the lender picks, like the appraisal, credit report, flood certification and tax service (Section B)
  • Lender credits toward your closing costs
  • Mortgage insurance, if your loan has it
  • Rate lock length and cost

Ignore these

  • Attorney and title fees (Section C): set by your closing attorney, who you choose, not the lender
  • Taxes and government fees (Section E): recording fees and Georgia's intangible tax are set by law
  • Prepaids (Section F): homeowners insurance, property taxes and prepaid interest, which depends on your closing date
  • Initial escrow deposit (Section G): based on your taxes and insurance

These are the same no matter which lender you choose. Some lenders estimate them low to make their offer look cheaper, which is one more reason to leave them out of the comparison.

Getting a fair comparison

Same day, same loanRates change daily. Ask each lender for a Loan Estimate on the same day, for the same loan amount, term and program.
Points vs. ratePaying points lowers your rate. It only pays off if you keep the loan long enough; the tool shows the true cost over the years you choose.
APR is a hintThe APR on page 3 rolls fees into a rate, but it assumes you keep the loan for its full term. Most people don't.
Local lendersMany sellers favor local lenders who close on time. Ask us who's been reliable lately. Lenders we trust โ†’
