Seller guide
Getting an offer accepted is a milestone. Getting to the closing table means working through the contract’s contingencies: conditions that protect the buyer. Here’s what each one means for you, and how we protect your equity and your timeline.
Quick reference
Every sale is different, and not every contract includes every contingency. We go over the specific terms with each of our sellers.
The buyer has a set time, often 7 to 10 days, to inspect and research. During it, they can walk away for any reason and get their earnest money back. Once it ends, they’re firmly committed.
The buyer has a set time to get loan approval. If their lender officially denies the loan in time, with a written denial letter, the buyer can end the contract.
If the buyer has a loan, the lender confirms the home’s value. If it comes in low, we negotiate: stand firm, adjust the price, or meet in the middle.
Some buyers must sell or rent their current home first. A kick-out clause limits the risk, so you can keep marketing your home.
