Payments and cash to close are estimates, not a loan offer or a closing statement. We're real estate agents, not lenders or attorneys. Your rate, mortgage insurance and whether you qualify depend on your credit score, income, debts, savings and the lender's rules, so your numbers can be higher or lower. Rates are today's daily index for borrowers with strong credit. Taxes come from each listing (they can change after a sale); homeowners insurance, mortgage insurance and lender fees are typical amounts; title insurance uses Georgia's filed rates. Cash to close is the down payment, closing costs, prepaids and escrow, and the property tax proration, less any seller-paid closing costs you enter (a seller can pay only closing costs and prepaids, up to the loan's limit). It uses our closing attorneys' 2026 fee sheets and Georgia's transfer and intangible taxes, before earnest money or lender credits. Condos on a conventional loan are figured at 5% down or more; with FHA, only condos in HUD-approved complexes show. Get a Loan Estimate from your lender and a fee sheet from your closing attorney for your real numbers.
