To buy a condo with an FHA loan, the whole complex has to be on HUD's approved list. In and around the 16 counties we serve, only seven complexes are approved right now, and none are in Athens. Here they are, with any units for sale today.

How it works
FHA approves the complex, not just the unit. The association has to apply, send its budget, insurance and owner-occupancy numbers, and renew every three years. Most smaller complexes never apply, and many that did let it lapse; every Athens complex that was once approved has expired.
Not on the list? Some lenders can ask FHA for a single-unit approval in a finished complex with at least five units. A conventional loan with 5% down on a condo, or a VA loan in a VA-approved complex, may also work. Talk to us before you fall in love with a unit.
