Architectural approvalAllowed with approval

Do I need approval to build or make changes in Bishops Vineyard?

Plans, specifications and a site plan must be approved by the Architectural Control Committee before anything is built or changed. No home may have a roof pitch of less than 5 on 1 foot (as written; likely meant 5 in 12) without written consent. If the committee doesn't respond within 30 days, approval isn't required.

Home size & materialsRestricted

What size and kind of home can be built in Bishops Vineyard?

One detached single-family home plus a garage or carport for no more than three cars; the text appears to cap height at two and a half stories. A minimum construction cost of $55,000 at 1991 prices is set, and the minimum floor area text is unreadable, so confirm it. Prefabricated, factory-built and log homes aren't allowed, and a house should be finished within about a year of its building permit. Carports and garages appear to need to be attached and not face the street unless approved.

FencesAllowed with approval

Are fences allowed in Bishops Vineyard?

The text appears to bar any fence or wall nearer the street than the rear building line of the house, and fences need committee approval and the adjoining owners' agreement. On corner lots, sight lines between 2 and 6 feet high must stay clear. The wording is partly garbled, so confirm with the committee.

Sheds & outbuildingsAllowed with approval

Can I add a shed or outbuilding in Bishops Vineyard?

Outbuildings and servants' quarters customarily used with a single-family home are allowed, with committee approval of plans. No tent, barn, detached carport or outbuilding can be used as a residence.

Pets & animalsRestricted

What pets and animals are allowed in Bishops Vineyard?

The text appears to allow household pets only if they aren't kept, bred or maintained for any commercial purpose. The rest of the clause is garbled, so confirm with the committee.

Boats, RVs & trailersRestricted

Can I keep a boat, RV or trailer in Bishops Vineyard?

No mobile home or trailer can stay on the street or in front or side yards; if stored on a lot, it must be in the backyard. Buses and vehicles over 3/4 ton appear to be barred as well; confirm this.

Parking & vehiclesRestricted

What are the parking rules in Bishops Vineyard?

An excessive number of vehicles may not be permanently parked on the street in front of any lot.

SignsRestricted

Can I put up signs in Bishops Vineyard?

One professional sign up to 1 square foot, or one sign up to 5 square feet advertising the property for sale or rent. Builder and Realtor signs are allowed during construction and the initial sales period.

Satellite dishes & solarNot allowed

Are satellite dishes and solar panels allowed in Bishops Vineyard?

No earth-station satellite dish, receiving or transmitting antenna or similar device can be placed on any lot. All utilities must be underground.

Not covered by the covenants: Rentals & leasing, Pools & play equipment, Home businesses, Trees & clearing, Mailboxes & lighting. County rules still apply.

A plain-English summary of the recorded documents, not legal advice. There may be amendments or HOA rules that aren’t shown here, so always confirm with the full text and the HOA before you rely on it.
