Architectural approvalAllowed with approvalDo I need approval to build or make changes in The Georgia Club?
Any site work, landscaping or structure visible from outside needs written approval first, from the Founder (Barber Creek Land Company) during development and later a Design Review Committee named by the HOA Board. No answer within 30 business days counts as approval; work must start within 12 months of approval and finish within 12 months of starting. Repainting in the approved colors needs no approval.
Home size & materialsAllowed with approvalWhat size and kind of home can be built in The Georgia Club?
The recorded documents set no minimum home size or required materials; those standards live in the separate Architectural Guidelines, so ask the HOA for the current version. Homes must be designed by a licensed architect unless waived, and a garage or carport can't be turned into living space without approval.
FencesAllowed with approvalAre fences allowed in The Georgia Club?
Fences of any kind, walls, hedges, dog runs and animal pens all need approval under the architectural review process. In The Village, the HOA's lawn crew doesn't maintain anything inside a fenced part of the yard.
Sheds & outbuildingsAllowed with approvalCan I add a shed or outbuilding in The Georgia Club?
Storage sheds, decks, docks and similar structures need architectural approval. An approved garage apartment, in-law suite or guest house is allowed and may even be leased separately if zoning permits.
Rentals & leasingRestrictedCan I rent out my home in The Georgia Club?
Homes may be leased only in their entirety, under a written lease, and the owner must notify the HOA within 10 days and give the tenant the governing documents. The HOA can set a minimum lease term of up to 12 months, except in The Village Area, where there's no minimum and short-term rentals are allowed. Timeshares are not allowed.
What pets and animals are allowed in The Georgia Club?
Only a reasonable number of dogs, cats or other common household pets are allowed; no raising or breeding animals. Dogs must be leashed or confined whenever outside, and the HOA Board can require removal of a pet that roams free, is noisy or is a nuisance.
Boats, RVs & trailersRestrictedCan I keep a boat, RV or trailer in The Georgia Club?
Boats, RVs, mobile homes, trailers and golf carts must be kept in an enclosed garage or a screened spot approved by the architectural reviewer. Gas-powered boats, swimming and wading aren't allowed on the community lakes.
Parking & vehiclesRestrictedWhat are the parking rules in The Georgia Club?
No overnight parking on public or private streets, and commercial, stored or inoperable vehicles must be garaged or screened from view. Golf carts must be leased from or approved by the owner of The Georgia Club golf course. Regular gatherings can't need more parking than the garage, driveway and curb in front of the home.
Can I put up signs in The Georgia Club?
The initial rules bar signs visible from outside the home, including for-sale and for-lease signs and signs on vehicles, except in areas the HOA Board designates and signs required by Georgia law. The charter protects political, religious and holiday displays, though the HOA can limit their size, number and placement.
Pools & play equipmentAllowed with approvalCan I add a pool or play set in The Georgia Club?
Above-ground pools, basketball hoops, swing sets and other play equipment all need architectural approval before they go up. Swimming in the community lakes isn't allowed.
Home businessesRestrictedCan I run a business from home in The Georgia Club?
A resident may run a business from home only if it can't be seen, heard or smelled from outside, meets zoning, and brings no regular visits from clients, customers or non-resident employees, and no door-to-door soliciting. Small-scale child care (no more than two outside children at a time, four total) isn't counted as a business.
Satellite dishes & solarRestrictedAre satellite dishes and solar panels allowed in The Georgia Club?
Satellite dishes one meter (about 39 inches) or smaller and TV antennas are allowed, subject to location and screening rules in the Architectural Guidelines; other antennas need approval. Solar panels aren't mentioned by name, so they'd go through the general architectural approval.
Trees & clearingAllowed with approvalCan I cut down trees in The Georgia Club?
Landscaping and site work need architectural approval, and owners may not remove trees, shrubs or other vegetation within 20 feet of a lake or wetland, or in the street right-of-way, without approval. Activities that materially disturb vegetation, wildlife or wetlands aren't allowed.
Mailboxes & lightingRestrictedAre there rules for mailboxes and outdoor lighting in The Georgia Club?
Individual private mailboxes aren't allowed; the HOA maintains the community's mail facilities, along with entry features, sidewalks and streetlights. Exterior lighting goes through architectural review, and unreasonable light pollution isn't allowed.
