The State of Georgia provides a free tool to help you monitor your property records: the Filing Activity Notification System (FANS).
What is FANS and Why is it Important?
FANS is a voluntary, opt-in system designed to offer individuals the ability to receive a notification when certain real estate and personal property records are filed with, indexed, and transmitted by the Clerks of Superior Court throughout the state of Georgia.
This system is crucial because it acts as an early warning radar for property fraud. If someone attempts to fraudulently transfer your property deed, or if a contractor places an unexpected lien on your home, FANS will proactively send you an electronic notice so you can take immediate legal action.
Key Features of FANS
100% Free Service: There is absolutely no cost to register for or use the alert system. There is no purchase necessary at any point; this is a free public service provided by the Georgia Superior Court Clerks' Cooperative Authority (GSCCCA).
No Passwords to Remember: You do not need to create an account or remember a password. You sign up and log in using just an email address or a text-message-capable phone number.
Proactive Alerts: It sends an electronic notice when new official county records matching your criteria are filed.
How to Sign Up (Step-by-Step)
Step 1: Access the Portal and Login
Go to the FANS website and enter your email address or phone number to instantly log in without a password. https://fans.gsccca.org/
Step 2: Enter Your Verification Code (Check Your SPAM!)
The system will email or text you a one-time verification code to grant you access.
If you choose to log in via email, you must check your SPAM or Junk folder. Because these are automated, system-generated emails containing verification codes, they frequently get filtered into spam by email providers.
Step 3: Provide Basic Information
If this is your first time signing in, you will be prompted to enter your First Name, Last Name, and County of Residence.
Step 4: Acknowledge the Terms
You must agree to the Terms of Use, acknowledging that the notifications are forward-looking. This means notifications are generated only for documents filed after the date you create the request.
Notifications will only be generated for human names.
Step 5: Set Up Your Notification Requests
Users may create up to 25 total name notification requests.
You can choose to monitor "All Georgia Counties" or a specified county (like Clarke, Oconee, or Madison).
